The complex specification encompassed challenges to do with lighting, spaces, flooring and ceilings, requiring Barrett Contracts to demonstrate varied expertise in joinery, M&E and project management.
The team brought a way of working with historic buildings and the highest-quality finishes that was effective in bringing this stunning new workspace to life, combining the concepts of modern technology with effortless craftsmanship.
The Client team included employer Andras House & 3 blue chip tenants (Regus, Deloitte & Axiom). Each client had bespoke ‘fit-out’ requirements which equated to 3 separate schemes. Weekly & monthly planned progress meetings & transparency throughout resulted in an excellent project team relationship
The fit-out was complex with numerous challenging structural alterations to meet current standards/client needs including:

Moving the entrance from Hope Street to Victoria Street & creating high specification extended frontage with aluminium framed glazing, ceramic tiling & feature open stairwell.

Forming a new entrance lobby with two high speed firefighting lifts, feature ‘MF’ ceilings & LED mood lighting.

Alterations to an NIE Substation on the Ground Floor & addition of a new purpose built switch-room to accommodate new power & service capability needs.

Reorientation/realignment of the primary stair core.

Refurbishment of 6 Floors of Toilets.

Barrett Contracts has been appointed as Main Contractor to undertake the full refurbishment of The Lincoln Building; a landmark office structure in the heart of Belfast city centre.
The Lincoln Building is a period landmark structure located on 27-45 Great Victoria Street, Belfast providing more than 60,000sq ft. over 7 floors. This Fast Track project included a total strip out to original shell followed by a £5M refit to provide state of the art, Grade ‘A’ office accommodation setting high standards in Northern Ireland.
